Before you can have the keys and move in, some important formalities need to be completed. In addition to signing the rental agreement, you must also provide evidence from your bank that you have paid the first month’s rent, set up the automatic transfer to the landlord’s bank account for the monthly rent, have taken our insurance for the apartment and that you have a bank guarantee.
You will need to contact an approved locksmith to open the door. The service is payable directly to the locksmith at the time of opening the door. Please contact Hankar de Tour: 0485/40.29.83. If you need to verify your status as the tenant, please contact SRS.

According to the Belgium renting law you always have to inform the landlord 3 months in advance if you want to leave the apartment. Rental contracts never stop automatically. To confirm termination as a tenant you must send a recorded delivery letter to your landlord 3 months before you wish to leave. The 3 months’ notice period starts on the first of the month following the date of the letter. Please also send a copy of this letter to SRS. For more information, please feel free to contact us.
If the lease agreement is concluded for a period of less than 6 months, it expires on the expiry of the agreed term without the need to give notice (unless extended).

The lease for a period of six months or more (maximum three years) will terminate upon notice of termination (by registered letter) by either party at least 3 months before the expiry of the agreed period. The tenant can at any time terminate the rental contract, provided that he informs the landlord 3 months in advance by registered letter and pays compensation to the landlord equivalent to one month's rent. The lease may be extended one or more times, only in writing and under the same conditions, without the total term of the lease being greater than three years. In the absence of a holiday notified on time, of valid extension or if the tenant continues to occupy the premises without opposition from the lessor, the lease agreement shall be deemed to have been concluded for a period of nine years from the date of the taken from the original short-term lease. In this case, the rent and other conditions remain the same as those agreed in the original short lease agreement. The landlord may only terminate after the first year of rent due to personal occupation, subject to three months' notice and a cancellation fee of one month's rent.

If it is a 9-year lease, the tenant will have the right to break the present lease at any time by means of a written notice sent by recorded delivery to the landlord, giving at least three months’ notice. The tenant will have to pay compensation, equivalent to 3 months’ rent, if the contract is cancelled in the first year; two months’ rent if the contract is cancelled in the second year and 1 month’s rent if the contract is cancelled in the third year.

Please contact and the building managers, ‘Syndicus’, as they have a 24h service offering technical support. Please bear in mind that this is only for genuine out-of-hours emergencies, otherwise the service call will be billed to you as the tenant.
If you are a smoker, please be aware that usually smoking is not allowed inside the rental properties. Smokers must use ashtrays and smoke outside on the terrace. The smell of cigarette smoke remains in fixtures, furniture and curtains, even after cleaning, making the property hard to rent in the future to non-smokers. Therefore if tenants smoke indoors, they may be liable for the cost of replacing furnishings.
As the tenant of an apartment you are responsible for the day-to-day maintenance of equipment in the apartment, including the boiler and gas heating, as well as keeping the property in a clean condition.
In Belgium it is the responsibility of the tenant to maintain the hot water system (boiler) or general heating system.

GAS BOILER:
Once every year you have to organize maintenance of your gas boiler. You can contact our approved technician ALFATECH: 02/256.61.40 or by e-mail: info@alfa-tech.be or by visiting their website: www.alfa-tech.be or you can make the appointment directly with the service department of the manufacturer of the boiler in your apartment.

If you live in a building with central heating please contact the building managers, ‘Syndicus’. If you have an individual heating system please contact SRS and we will help you find a suitable technician.

The services charges cover services provided to the building and differ depending on your specific apartment complex. Please consult the first page of your rental agreement for more information.
Every year on the anniversary date of the contract. The calculation is according to the Belgium renting law and the health index.
You are responsible for damage caused. You may get the item repaired yourself, or if you need assistance you can contact us at SRS. In both instances, you are responsible or the cost of repairs (parts and labour).
You have 2 weeks, following receipt of the survey report to send all your remarks by email to the expert.
To rent additional facilities, simple contact your consultant at SRS or send your request to info@skylinerenting.eu and we will do our utmost to secure your additional facilities.
You will be liable for local authority taxes, and these vary depending on the area in which you live. SRS can assist you with details on how to register with your local authority.
In order to make an insurance claim, the burglary must be reported to the police, who will issue you will a crime report which you must send to your insurance company. Contact us at SRS for more information.
You must register at the city hall of your municipality within 8 days of arrival in Belgium and if necessary apply for a residence permit. Don’t forget to take along some ID pictures and your registered rental contract (which you can obtain from us at SRS)

You must sort your refuse and leave it in the corresponding bins in the basement of your building.

The building managers, ‘Syndicus’ are responsible for having the refuse collected. If there is no specific container for glass in your building, then please take your glass waste to the local green containers in your neighbourhood. For oversized rubbish, such as furniture etc. you need to contact your local authority.

All apartments are equipped with individual electricity and gas meters, which can be found in the basement of the apartment building. SRS will help you with transferring the meters billing into your name. For further information:

Please contact your utility provider or SRS as soon as possible. It is important that you pay your utility bills from the time you move in, to avoid the risk of the service being disconnected by the utility company.
Please make sure that you have paid your monthly invoice. Also, please check the fuse box inside your apartment (all switches should be up) and also check the fuse box on -1 in the parking area.

The apartment must be handed back in the same good condition as it was provided when you started your lease. It needs to be cleaned and all maintenance has to be up-to-date, so please provide evidence that the boiler or heating system has been professionally serviced.
Before you leave the property and the utility meters will be assessed by a professional surveyor. Please contact the expert to organise the outgoing survey (info@elci.be). On the day of inspection they will take the final readings on the electric meter, so you can close your contract with ELECTRABEL and any other utility providers. When the surveyor is with you, you must hand over the apartment keys, so you must be prepared and ready as this is the moment of moving-out.
Please remember to terminate your contract with your TV/INTERNET provider. Typically these providers require at least 1 months’ notice.
You can go to the local post office and ask for the box to be closed and request to have your mail forwarded. This is a payable service, so please check www.bpost.be for more information.
Once the keys have been given back and an outgoing survey has been completed satisfactorily, your SRS consultant can arrange for your bank guarantee to be released.
