SRS are experienced at working with clients to swiftly transfer gas and electricity meter billing into tenant’s names when they move-in. When the property is vacated, we can transfer the meter invoicing back to you as landlord, and transfer it to an ‘empty house contract’.
In our experience at SRS, it is best practice to keep the water meter billing in the landlord’s name, since most of our tenants are professional ex-pats from abroad and the water utility will not invoice abroad for unpaid water. So the landlord pays the water charges, and the usage is recovered through the monthly service charge that covers typical water and other community charges. SRS recommends you maintain standard buildings insurance if this is not already included in the apartment building’s monthly service charge. In addition, if your property is furnished, it is best practice to maintain contents insurance so that you have cover should the property be unrented at any time, or if the tenant’s insurance lapses.
Since November 2011, all landlords are legally required to have an Energy Performance Certificate (EPC) for their apartment. Without evidence of this certificate, SRS cannot market or show the apartment to prospective tenants. We kindly ask you to provide us with this certificate; or contact us so that we can order the necessary evaluation and certification for you. An EPC remains valid for 10 years.
The rent is paid directly into your account as landlord, so it is important that each month you verify that the rent is up-to-date.
Sometimes the first month’s rent is paid to SRS upon signing of the rental contract, in which case it is deducted from the commission fee.
Each year, on the anniversary date of your tenant’s rental agreement, SRS will index the rent, in line with the official Belgian renting and health index.
We will contact you each year in writing in relation to the annual indexing.
The tenant pays a monthly charge that relates to the building’s service charges and the apartment’s water consumption. Once a year the common charges can be calculated in detail and you as the landlord will be advised in writing of these by both the city water company and the building managers, ‘Syndicus’. Please save these documents and provide copies to us at SRS. We use these to calculate any additional charges owing by the tenant.
All new buildings have a safety card for the apartment door locks, verifying the official key holder. Keys can only be reproduced with the card, preventing unauthorised copies being made. Please keep this card safe. (It is the size of a bank card and will have been provided in your welcome box that came with the delivery of your apartment). Perhaps you can already make a few copies in case your tenant loses one.
