Rental enquiry

The first step towards finding your new home is to introduce yourself to us. Once you are in contact with the team at Skyline Renting Services (SRS) we will help you refine your search criteria. Let your dedicated SRS consultant know as much information as possible about your ideal home (such as budget, number of bedrooms, bathrooms and additional requirements such as length of lease, parking etc.) and details about your lifestyle (work location, school requirements and preferences).

PROPERTY VIEWINGS

Your SRS consultant will work with your criteria to shortlist the best possible properties that meet your requirements and which are located in your desired neighbourhoods. You will then visit and view your selected properties with your consultant.

OFFER PROPOSAL

Once you have reviewed the shortlisted properties online, and visited in person your favourites, you will be equipped to make an offer to rent. Your SRS consultant will assist with any questions you may have to make sure you have all the information you need. Once you have made a decision, simply contact your SRS consultant.

OFFER AGREEMENT

Once you have decided upon your chosen neighbourhood and property, your SRS consultant will present your proposal to the landlord and negotiate an agreement.

SIGNING LEASE

Once your SRS consultant has reached agreement with the landlord on terms of the contract, the lease for your new home can be signed.

PAYMENT

Once the lease is signed, a deposit must be blocked and guaranteed at the bank of your choice and the payment of the first month’s rent needs to be made. In addition you are responsible to insure the property at this point, so with the advice and support of your SRS consultant you can make all these arrangements with your bank.

MOVE IN

You will now be ready to make final plans to move into your new home. Make an appointment with your SRS consultant and together you can finalise the details for the move-in date.

TRANSFER OF UTILITIES

Your SRS consultant is on hand to assist with your move- in, including arranging the transfer of utilities such as gas and electricity into your name, and advice on the connection of phone and internet.

ENJOYING YOUR NEW HOME

Now you can enjoy your new home and discover everything that your new neighbourhood has to offer. The SRS FAQs and Guides are available to help you with any questions you may have. In addition each building has a property manager who can assist with any matters with your building. For any other queries simply contact a member of the SRS team.

END OF LEASE

Simply follow the terms of the lease termination when you leave. A standard period of 3 months’ notice is required by registered post (with a copy sent to your SRS consultant). Your SRS consultant is on hand to assist you, including finalising the outgoing inventory.

Please give your dedicated SRS consultant know as much information as possible about your ideal home (such as budget, number of bedrooms, bathrooms, parking etc.) and ideas about your preferred neighbourhoods for lifestyle, work and schools. FIND YOUR PERFECT HOME

Your SRS consultant will work with your criteria to shortlist the best possible properties that meet your requirements and which are located in your desired neighbourhoods. You will then visit and view your selected properties with your consultant.

MAKE AN OFFER

Once you have found the ideal property, you’ll be ready to make a written offer to the owner. Your SRS consultant will assist with any questions you may have to make sure you have all the information you need. Once you have made a decision, simply contact your SRS consultant.

OFFER AGREEMENT

Your SRS consultant will present your proposal to the owner and negotiate an agreement.

CONVEYANCING FINAL VERSION FROM COPY WRITER

The SRS team are on hand to assist you throughout the conveyancing process, being the professional liaison between your notary and the vendor’s notary. Conveyancing can typically take several weeks, as standard property searches are conducted and relevant information is gathered.

TRANSFER OF THE PROPERTY

The final stage is the signing of the purchase deed in the presence of a notary. Reaching this point may take between 3 and 4 months. Then the keys are yours; congratulations! SRS are then on hand to start maximising your rental return on your new property, marketing the apartment, finding a quality tenant and preparing the rental agreement – in fact we are able to take care of all the details.
